Residential Permit Requirements

The Permit Process
The following information is being provided to help guide you through the permit process. In addition to the permit application, additional information will be required. You can view the specific submittal requirements by viewing the link provided for each.

New Single Family Home
  • Two copies of signed and sealed architectural drawings.
  • Two plats of survey with the proposed building location and dimensions from the foundation to the property lines and driveway location with dimensions. Plans must also include the approved U.S.G.S. top of foundation elevation, as approved by the Engineering Department.
  • A completed Application for Permit.
  • A completed Water and Sewer Permit.
  • Any supplemental information such as specifications on AC units, furnace, prefab fireplace, whirlpool tub, radiant heating, truss drawings, etc.

New Mulitfamily Buildings
  • Four copies of signed and sealed architectural drawings.

Room Additions
  • Two copies of signed and sealed architectural drawings. Exception - permits for a three season room do not require architectural drawings. However detailed plans must be submitted.
  • Two copies of the Plat of Survey. The Survey must show the following: Location of the addition with dimensions and distances to the property lines (both sides and rear); and the location of the ComEd meter and underground/overhead lines.

Accessory Structures
Decks, Shed, Gazebos, Swimming pools, and Detached garage.
  • Two copies of the plans.
  • Two copies of the Plat of Survey. The Survey must show the following: Location of the accessory structure with dimensions and distances to the property lines (both sides and rear); Location of the ComEd meter and underground/overhead lines; Location and dimensions of any additional accessory structures located on the property; and Location of equipment and barrier for swimming pools.
  • Any supplemental information such as equipment specifications.
Roof Replacement
  • A permit is required to remove and replace shingles.

A permit is not required to add a second layer of shingles to an existing roof. No more than two layers permitted.

Patios & Sidewalks
  • Two copies of the plans.
  • Two copies of the Plat of Survey. The Survey must show the following: Location of the patio and/or sidewalk with dimensions.

  • Two copies of the Plat of Survey showing the location and height of the proposed fence.

Generators
  • Two copies of the Plat of Survey showing the location of the proposed generator. All generators must be located a minimum of 6 feet from the side or rear property line and cannot be on any easement.

Interior Remodeling
  • Two copies of detailed plans.
  • Any supplemental information such as manufacturer specifications for all new appliances, in-cabinet or under-cabinet lighting, AC units, furnace, prefab fireplace, whirlpool tub, etc.

Lawn Sprinkler Systems
  • Three copies of the Play of Survey.
  • If a lawn sprinkler system is to be installed in the public right-of-way, a right-of-way release form must be signed by the owner of the property and approved by the village Engineering Department.

Driveways & Aprons
  • Two copies of the Plat of Survey showing the location of the proposed driveway and/or apron with dimensions.
  • Any driveway permit request (for replacement of existing or expansion) that falls within the easement or 5 feet of the property line must be approved by the Engineering Department.

Furnaces & Air Conditioners
  • A copy of the specification manual must be submitted for both furnace and air conditioner permits. If a high-efficiency furnace is being installed, the installation manual is required.
  • A copy of the Plat of Survey showing the location of the condenser unit is required for all single family homes.

  • Individually list each window and/or door being replaced and provide the room(s) the window and/or door is located in.
  • Provide the U-Factor for each window and/or door and indicate if the window and/or door is safety glazed.
