Bison Crossing
Shorewood Development Group and Double Eagle Development are redeveloping the 16-acre property (formerly the Rohrman auto dealerships), located at 915-945 Dundee Road, into Bison Crossing - a new commercial and residential development anchored by a Tesla sales and service center, new luxury apartments and a commercial outlots.
Key Information
Shorewood Development Group and Double Eagle Development are purchasing and proposing to redevelop approximately 16-acres of land located at the southeast corner of Dundee Road and Old Arlington Heights Road. The developers are planning to demolish all three of the existing buildings and redevelop the whole site into a new mixed-use development called Bison Crossing.
The project will be developed in two phases:
- Phase I
- Shorewood will develop Lot 1 into a 50,354 square foot Tesla Sales, Service, and Delivery Center
- Double Eagle will develop a multi-family residential building with 224 units on Lot 3
- Phase II
- Shorewood intends to develop Lot 2 into a 20,000 – 30,000 square feet multi-tenant commercial use, which will be completed at a later date.
- August 2023 - BG approved the Dundee Road Tax Increment Financing (TIF) district to help drive new development along Dundee Road
- August 2023 - Shorewood and Double Eagle presented their concept plan to the Village Board.
- October 2023 - A public hearing for the project was scheduled during the Planning and Zoning Commission (PZC) Meeting . The PZC unanimously recommended approval for the project.
- December 2023 - The Bison Crossing development received final zoning approval from the Village Board.
- Janurary 2024 - The Village Board approved the Redevelopment Agreement for the development.
