Buffalo Grove to begin remodel construction of new Public Works facility

The Village of Buffalo Grove has approved construction bids for the remodel work at its new Public Works facility, located at 1650 Leider Lane. The Village has saved nearly $30 million by pursuing this adaptive reuse of a building strategy as part of its overall facility improvement plan.
 
The Village budgeted for the anticipated costs associated with the acquisition and construction using a combination of capital reserves and long-term debt planning. This forward-thinking approach minimizes any potential future impact to the property tax levy.
 
“It has always been our priority to enhance how we serve and meet the needs of our growing community while we find funding strategies that minimize any impact to our residents,” said Village Manager Dane Bragg. “By using an innovative adaptive reuse strategy, the Village will deliver a modern facility at the lowest possible cost.”
 
Earlier this year, the Village engaged the services of Fredrick Quinn Corporation (FQC) as the Village's construction manager for the project. FQC assisted the Village throughout the design phase of the project resulting in additional savings. The Village is using a shared risk model with a guaranteed maximum price contract totaling $17,967,980, including $804,923 in project contingency.
 
“This is an outstanding and monumental achievement, and it demonstrates to possibilities of creatively repurposing an existing building,” said Village President Eric Smith. “This also wouldn’t be possible without the Village’s strong finances, including the AAA-rated bonds and capital fund reserves allocated to these improvements.”
 
During remodeling and relocation, the Public Works Department will continue to operate from its 51 Raupp Boulevard headquarters. In the time leading up to the relocation, the Village Board will consider options for the existing building’s reuse, consistent with recommendations of the 2018 Lake Cook Road Corridor Plan.
 
 
About the new Public Works facility
 
In 2017, the Village conducted a facility space needs assessment to inform operational needs and priorities considering Buffalo Grove’s continued growth. The Public Works facility was identified as the top priority, with the Department having already outgrown its current facility.
 
The new 173,000-square foot facility on Leider Lane provides enough space to accommodate the Village’s Public Works operations now and well into the future. All equipment and maintenance functions will be under roof, with ample space for offices, workshops, an emergency operations center, vehicle wash and other desirable amenities.
